Amarilla Villa is located high on a hill between Johnson & Friis Bays in the Coral Bay area.  It has an east facing deck, which provides wonderful shaded lounging in the afternoons and evenings.  The views are absolutely breathtaking encompassing St. John’s East End, its bays and much of the BVI looking east thru Sir Francis Drake Channel. These views can be enjoyed from anywhere on the Saltillo stone deck or from the heated pool or spa.

The villa occupant’s privacy is guaranteed by the secluded paved road access and the gated entrance.  It also features plenty of parking, which is a rarity in the Virgin Islands.

Fully air conditioned, this 3 bedroom, 3-1/2 bath home features a chef enspired gourmet kitchen.  Amarilla’s extras include an ice maker, satellite TV, high-end stereo w/deck speakers, flat screen TV’s, a DVD, internet w/wi-fi and telephone.

Amarilla is a Rock and masonry house, constructed of fine materials and custom designed with a Mediterranean flair. It is a large and lovely pool, with an outdoor eating area on the pool deck. One can soak away troubles in the pool and spa, while absorbing the fabulous view of the British Virgin islands–not another house in sight! Truly, this is an epic location with expansive views.  And entirely private. It is spellbinding to watch the sea and sky from the sun-warmed pool deck.

The property is located close to the Virgin island’s National Park and some of the most beautiful and secluded beaches on St. John.

Amarilla’s luxurious living room opens out onto expansive decks with fabulous ocean views. The sitting area in the great room is comfortably furnished and equipped with modern amenities including a flat screened HDTV.

The gourmet kitchen is complete with stainless steel appliances, custom woodwork, and a bar. The spacious dining area comfortably seats six and, as part of the great room, opens into the kitchen and sitting area.

The two queen sized rooms bedrooms are located in a separate pod, accessing the main house and each other on the tiled decks and via outdoor staircases. The Queen sized bedroom on the top floor of the bedroom pod has a private ocean view balcony. The bright and cheery Queen sized bedroom on the main floor of the bedroom pod, like the upstairs bedroom, is decorated with fine art. A bedroom on the lower level of the main house has recently been redecorated and has a Queen bed.

Every bedroom at Amarilla Villa has a private full bathroom.

There are semi-private sitting areas to soak in Amarilla’s incredible views of the British Virgin Islands dotting the beautiful Caribbean Sea.

The pool is heated to take the chill off during the winter months.

Rte 107, St John 00830, USVI


All reservations are subject to a 50% deposit of the full rental amount. Once you have phoned in your reservation you will have two weeks to send your payment. If we do not receive your payment within this time frame your ‘hold’ on the property will be cancelled without further notice. The balance of the rent, 12.5% hotel tax and damage insurance fee will be due no later than 30 days prior to your arrival date. No reservation is confirmed until you have returned a deposit. Submission of your reservation form constitutes your acceptance of our rental policy.

If you have received a discounted rate or are booking for 5 days or less you can make your way to our office or pay a $65 arrival fee to be met at the dock.  If you arrive on the 7 PM ferry or later there is an additional $80 fee that will be added to your invoice. A 3% credit card fee is applied if paying with a Visa or MasterCard.

Rates are based on double occupancy per bedroom. THIS MEANS 2 PEOPLE WILL GET ONE BEDROOM, 4 PEOPLE WILL GET 2 BEDROOMS, 6 PEOPLE WILL GET 3 BEDROOMS etc., unless other arrangements have been made. The total occupancy permitted in the villa is restricted to the number of guests who have booked and paid. Any additional guest must pay upon arrival or vacate the premises immediately. No house parties or weddings are allowed without advance written permission from Windspree Vacation Homes. Additional fees may apply. A quiet family atmosphere must be maintained at all times so as not to disturb other residents of the neighborhood.

In the event you are forced to cancel, we will make every effort to re-book your villa for a 10% service charge. However, no deposits will be refunded unless a replacement rental is obtained. We may be able to reschedule your visit to another time slot in the future. Refund arrangements can largely depend on the amount of notice given to us of the cancellation, and on the time of year. For peace of mind, we recommend cancellation insurance available through your agent or call for a referral. No refunds will be given for early departure unless there is a serious problem that cannot be cured within 24 hours or causes the guest extreme discomfort or serious inconvenience.
