The Southern Exposure is a 3 bedroom 3 bath spacious home located in Fish Bay, on St. John’s south shore, just a quick twelve minute drive to Cruz Bay, where you’ll find markets, restaurants, shopping and entertainment.

Away from the hustle and bustle of town, Southern Exposure offers guests the quiet and solace that brings people to St. John. The Home comfortably accommodates up to 6 people in 3 bedrooms, each with their own bathroom.

The upstairs/downstairs layout provides two separate and spacious communal living areas with large decks so this home is perfect for families with children, or separate groups of couples wishing some ‘private space’. The raised deck pool, is surrounded by beautiful native stone and coral walls and an array of colorful bougainvillea, allemande flowers, hibiscus and palm trees.

Southern Exposure offers panoramic St. John ocean views and trade wind breezes. There is a second, lower-level covered deck that offers dining and sitting off of the lower family room.

A new huge deck area provides yet another communal grilling and eating and lounging space. The master bedroom has it’s own private deck.

RESERVATIONS/INFO

Rates and Taxes
Rates are based on a seven night stay, and depend upon the number of guests and/or number of bedrooms used.
Published rates are subject to change and do not include the prevailing 12.5% USVI Hotel Tax. The Virgin Islands hotel tax will be added at the time payment is made.
Hotel Tax is subject to change at any time.

Seasonal Rates
High Season: Jan 4, through April 12  Flat rate of $3800.00/wk + 12.% % VI tax.

  • 5-6 per. $3800/wk

Low Season: April 12 through December 18

Reservation Deposit
A 50% deposit, including tax, within 7- 9 days is required to secure your reservation. The balance, plus a security deposit (if applicable), is due 60 days prior to arrival. We accept payment in the form of a check or money order made payable to the home owner (provided to you upon booking).

Payment Options and Balance Due
We accept personal checks, money orders, travelers checks and cash.
Sorry, we don’t accept credit cards as a payment option for villa rentals at this time . (We can accept credit cards for boat charters, rental vehicles and other activities and services.)

Deposits and Final Payments
The balance, plus a security deposit (if applicable), is due 60 days prior to arrival. We accept payment in the form of a check, made payable to the home owner (provided to you upon booking).

Damage Fee
A $50.00 non-refundable damage fee is required to be paid with whole or final payment.

Check in 3:00 P.M. check out 10:00 A.M.

Villa is Non-Smoking.

Cancellations
No deposits will be refunded unless a replacement rental is obtained. Should you have to cancel for any reason, and a replacement rental is obtained, your deposit will be refunded less a 20 % handling fee.

Trip Cancellation Insurance is strongly recommended to prevent loss due to sickness, hurricane, airline failure, or unforeseen events which force you to change your plans. If you choose not to obtain trip cancellation insurance, please read our Cancellation Policy above.
