About the Westin Resort: If you would prefer a resort experience, we rent this
beautiful 2-bedroom villa (condominium) located on the Westin St. John Resort, the
most popular resort on the island. As our guest, ALL the facilities of the Westin Resort
are available to you under the same terms as for any other Resort guest. However,
your rental fee will be MUCH less than you would be charged by the Westin itself for
identical accommodations. Here is a partial list of these many Resort facilities:

A deposit in the amount of 50% of the total rental fee is required. Payment may be
made via check, bank wire transfer, or credit card via PayPal. When paying by check,
please make sure that the check is made out in favor of St John Condos, LLC and mail to:

Then send this check to us via US Post Office Priority Mail, USPS Express Mail, FedEx,
UPS, or DHL. Regardless of the service you choose to use, you will be provided with a
tracking number. Please send us this tracking number via e-mail. If we do not
receive your tracking number within two business days after you receive our return email
reservation commitment, your reservation will be canceled.

Once we receive your deposit we will let you know immediately via e-mail, and will
consider your reservation confirmed. Approximately seven to ten days later, we will email
you a Vistana/Westin reservation number. With this, you can (and should) confirm
your reservation with the Westin St. John Resort FRONT DESK immediately. We will
provide instructions about how to do this when we send you your Vistana/Westin
reservation number.

The balance of your rental fee must be received by us at least 60 days prior to your
arrival. The methods of payment are the same as those for the 50% deposit. (See
above.) If you make this second payment by check, feel free to use USPS first class
mail, if you wish.

If we have not received this final payment in full by 60 days prior to the arrival date, your
villa time will become subject to rental to another party.

We certainly do accept reservations made less than 60 days in advance, and we will be
happy to work with you on these. In these cases, however, full payment of the total
rental fee will be required, again using one of the methods of payment above.
Finally, for last-minute bookings, we will do our best to provide you with
accommodations in this villa on the Westin St. John. We handle last-minute
reservations on a case-by-case basis. Just give us a call or send us an e-mail
message. You will find us to be very responsive.

CANCELLATION POLICY
If you cancel your reservation at least 90 days prior to your arrival date, we will return all
of your 50% deposit, less a service charge of 10% of the full rental fee amount.

If you cancel your reservation less than 90 days ahead, we will attempt to rent your time
to another party for at least the same rental fee. If we’re successful, we will return your
50% deposit to you, again less the 10% service charge. If we are not successful, your
entire deposit will be remitted to the villa owner; we retain nothing.

If you cancel your reservation less than 60 days ahead of your arrival date, your full
rental fee will be forfeit unless, again, we are able to rent your villa time to another party
for at least the same rental fee. If we are successful, we will return your full payment to
you, again less the 10% service charge mentioned above. Because of this, and other
reasons, we always recommend that visitors to St. John purchase travel insurace. (See
below.)

Finally, we will provide you with a full refund for those days of your scheduled visit
during which the Resort is closed for any reason.

WE HOPE YOU WILL UNDERSTAND THAT …
St. John Condos, LLC cannot be responsible for things over which it has no control. So,
if a guest is disappointed in or unsatisfied with a Westin villa due to decor, specific
location on the resort, any aspect of the villa amenities, or level or quality of service
provided during the guest’s stay, please recognize that these are among those things
for which the Westin Resort and its staff are solely responsible; we are unable to be.
However, we also want you to know that the Westin St. John is very sympathetic to
those of its guests who are dissatisfied with their accommodations or Resort service for
any legitimate reason. Indeed, it has been our experience that the Westin St. John will
usually go out of its way to apologize to you for any disappointment you may have in
your villa or with the Resort service. In some more serious cases this can include
moving you to a comparable villa (subject to availability). The Westin St. John is one of
the finest resorts in the Caribbean, and after more than 15 years of providing Westin
rental villas to St. John visitors, we can tell you that these kinds of disappointments are
unusual.

TRAVEL INSURANCE
We STRONGLY recommend that visitors to the islands purchase travel insurance. This
is especially important in the winter when the weather in the U.S. may cause flight
delays or cancellations, or in the late summer and most of the fall season when serious
inclement weather can sometimes affect the Virgin Islands. It is easy to purchase travel
